On May 20, the Hispanic Housing Development Corporation (HHDC) received full Chicago City Council B2-3 zoning approval for its 44-unit affordable housing project at 3251 W. Division. The $36 million proposal now moves onto the next stage of development, securing approximately $10 million in government financial assistance.
“With this approval, we’re one step closer to bringing more crucial affordable housing to Humboldt Park,” said Tony Hernandez, president and chief executive officer of HHDC. “We’ve arrived at this point thanks to the support of 26th Ward Alderperson Jessie Fuentes and the community input that helped shape the project.”
The six-story building will contain 12 one-bedroom, 25 two-bedroom, and seven three-bedroom units for families earning 30-60% Area Median Income. After community feedback earlier this year, the updated plan includes a setback to reduce visual impact, 980 ft2 of ground-floor retail space, and a 16-space parking garage.
Designed by WJW Architects, the development’s ground floor also includes a courtyard, fitness room, bicycle storage, and community room for residents. Currently a vacant lot, 3251 W. Division is conveniently located near public transportation, schools, and Humboldt Park’s namesake park.
